The Georgetown Agency provides full service residential and commercial management services to owners of single-family, multifamily and commercial properties. We cover the Georgetown, Pawleys Island, and Litchfield areas.

Over the years our staff has managed over 500 properties combined. We are dedicated to exceptional client service, maintaining your property with qualified vendors, and earning top revenue for your investment property.

As a full-service agency our basic management services include but are not limited to the following:

MARKETING

Your property will appear on our website, Facebook page, Craiglist and can be featured by us on the Georgetown Chamber of Commerce for a small fee.

TENANT APPLICATION PROCESS

We will ensure that each applicant to your property is properly vetted. This begins by requiring a complete application, running a credit check with income to debt ratio, verifying employment and salary. The Georgetown Agency is compliant with the Fair Housing Act.

RENT COLLECTION

Tenants can pay online, in person or may drop off their payment 24 hours a day 7 days a week.

MAINTENANCE AND REPAIRS

We will vet tenant requests for repairs and upkeep. We have a large pool of local, reasonably priced, contractors that are licensed and insured to send to your property as needed. This includes but is not limited to small electrical issues, plumbing, HVAC, decking and “handyman” work.

AFTER-HOUR MAINTENANCE REQUESTS

We man a phone for emergency maintenance after hours and on weekends.

SMALL REMODELING JOBS TO THE PROPERTY

Let us know if you need help with small remodeling work to your property. We can source, obtain quotes and supervise the work for a small fee. This can be done with or without tenants. Contact us for more info based on the size of the project and property.

LEGAL PROCEEDINGS, EVICTIONS & COLLECTIONS

If needed, we will proceed with and file for the eviction of a tenant for you. We work closely with a national collections company to recover your losses.

OWNER STATEMENTS

At the end of each month we send your disbursement via direct deposit. We also provide you a hard copy of your statement and any vendor invoice copies. These can also be viewed on your online “owner portal”. At the close of the year you’ll receive your end of year statement and 1099.

HOA’s

We work with your HOA to coordinate building maintenance and pest control. Our monthly fee will be based on the type of property and services you require and will be discussed with you individually.
